We stayed here on two occasions and the hotel was pretty consistent. Nice staff and the hotel was very generous with snacks and drinks. On our floor, there was area we could go and pick up some snacks and drinks (including beers and soft drinks).
The hotels was closely located to Shibuya Station which made it easy for us to get around.
On the second visit, our room was upgraded and it was very spacious with big windows and a good view.

The view, staff, were all lovely. The hotel feels luxurious without being too expensive. It is very close to a number of stations and any metro/ jr line that you may need so very convenient location. Also the area is very pleasant with a nice park and tidy streets/ buildings, very close to Ginza.

The hotel room was spotless. The room and the hallways smell clean. We booked a double room for our family of 4. The room was spacious. The main bedroom was divided by a thick wooden door from the common area (where the spacious kids' bed were set up). The beds were comfortable. AC worked. 2 thermostats available (one for main bedroom, another for common area, which was great). The main bathroom was huge. Plenty of counter space. The half bathroom was convenient. Walking closet in the common area. Another closet in the main bedroom. Breakfast buffet with plenty of hot and cold, Japanese and western options. Hotel staff was attentive. Hotel garden and waterfall was beautiful.

This is a excellent boutique hotel located at a convenient location. The facilities, equipment and design of room is totally amazing including the sauna room, bath room, karaoke, sound and light system. Wooden floor is my favorite too. The room size is big enough compare with other hotel. Each floor has 2 rooms only and perfectly match my 2 rooms booking. Although the hotel entrance and lobby not big, it fills with comfort and home design. The staffs are really friend helpful and friendly especially Ms. Satsuki, always welcome us with charming smile. Different from other hotel, they always provide extra stuffs on our request. About the breakfast, it provides 6 types and Japanese type breakfast is my favorite. I visited Japan more than 10 times and this is the best hotel we stayed.

Good sized place, priced well, easy to find, clear instructions for access, walkable from Shinagawa station maybe a little steep with luggage, nice restaurant options nearby and seven eleven, quiet place, good AC, good toilet, accommodative and responsive host. For keeping luggage when we landed too early, it's tough to find lockers inside Shinagawa station, but there were plenty free outside next to taxi area near Shinkansen gates.
Our room was very roomy for Tokyo, especially when you move the furniture around to accommodate a play space for the kids.
Great view of the Japanese gardens and nice and close to the Shinagawa station to get to all the hotspots of Tokyo on the Yamanote line.

Very lovely guesthouse in Shinagawa with a lovely staff. It is very warm and cozy and it feels very warm-hearted leaded. The room was a bit small but okay for one person and everything that I needed was there. It is a short walk from from Shinagawa station but still in a quiet area for Tokyo. I loved it a lot to be in a quieter area than in Shibuya etc.
Highly recommended and they have lovely coffee in the morning and help with everything that is needed. Thank you all for this good stay!

Location is convenient, 5 mins to Shinagawa Station where you can travel to many major locations via Yamamote Line. Very fair pricing, I particularly like the utility room with washing and dryer machines. Room is clean. Lounge is convenient place for meeting with people there.
A very comfortable stay. The room had everything I needed - comfortable bed, very clean shower, kettle, etc. It was great to have free lockers to store my luggage before check-in. Breakfast was good. Free shuttle bus between Shinagawa Station and the hotel. The monorail station to Haneda airport is just round the corner. A 12-minute ride to the airport.
Location is very good, close to Shinagawa Station, with restaurants, 7-eleven, food court and a large 110 yen store nearby. It has free of charge lockers for storing luggage after check out.
The hotel was really close to Shinagawa station, so it made it really convenient in our way to Hiroshima.
The bedroom, even if it was really small, it was spotless, modern with a nice view and well decorated.
