In addition to my previous comment on this hotel i would like to add that the reception manager is of utmost hospitality and he reacted immediately to all our concerns. As he was not in the house on our day of departure we were unable to speak to him personally but we have done so in the meantime. All issues are matters that can be resolved as they are very peculiar issues we discussed.
Otherwise this hotel is a gem and we will surely love to come back in November.

The apartament is located in a quiet residential area, a few steps from one of the entrances to Arsenale and 10 mins walking distance to Giardini, so an ideal spot if you plan to visit Biennale dell’Arte. It is well equipped, both kitchen and bathroom have everything that we needed. A/C is effective, and wi-fi is ok in the living room part. Our host Enrico was caring and helpful, thank you for hosting us! :)
Renato’s house was close to Arsenale station which was serviced by several water buses. This made coming from Venice train station easy as well as leaving to the airport by the Alilaguna water bus very convenient. 10mins walk to St Marcs square. It was a spare bedroom in his house and a shared bathroom. Renato was kind enough to let us use his fridge and gave tips for places to eat and how to get to specific places.
Very very friendly staff. Exchanges via SMS to explain everything, which transport to take from the airport, etc and all kind of other instructions . The location of this room is ideal if you want to be close to the Biennale del Arte (Giardini and Arsenale) and quickly reach the Lido during the Mostra, as from the building you can reach in 2min the Arsenale Stop.
Location great. Easy walk from Arsenale Ferry stop. Close to St Marco and surrounds. Easy access to come and go. Pleasant staff. Wardrobe and ensuite. Though small adequate for our 5 day stay.

Staff were all so helpful and kind. Great breakfast and we were able to leave our bags after checking out before going to airport. Rooms were spotlessly clean and spacious.
The location is perfect to the arsenale with an access for both the water taxis, eater buses and nice restaurants. The apartment was spacious enough for the 4 of us.
Very nice apartment close to Garibaldi street and the Arsenale, in a tiny street. Two bedrooms with large beds, one bathroom and one additional WC with a washing machine. Well equipped and clean. Air conditioning in the living room.
The hotel has an excellent location, right next to the water. A bit regret I didn't get the Canal view room. The rooms are very well decorated in Venetian style. A great choice if you are in Venice for the Biennale because the hotel is within walking distance to the Arsenale and Giardini. The ferry stop is right in front too.
We really loved our stay here. We came for the Biennale, so it was conveniently close to Arsenale and Giardini. The apartment was very clean and looked bigger in reality, with a cute window view. The kitchen was fully equipped and it is easy to recycle - the property has recycling rules written in a clear way. The hosts kindly allowed us to store our luggage for some hours after check out time - our plane was scheduled in the evening. Thank you Nicola and Tomas!
