The property is done by a tasteful architect, who's put a lot of thinking into each detail. Transformed an old house to a modern hotel. There are 6 rooms which are really spacious with big windows. A small micro canal runs through at the entrance of the house to make it feel very relaxed and soothing. The staff are well recruited and trained. Specially a girl named Gem (truly a gem of a person) was so helpful with a beautiful smile on her face and made our stay at Upon a Time more pleasant. She suggested good restaurants which turned out to be excellent places to have Thai food in that area (most of the time people suggest some general restaurant but she did her homeworks well and came up with her suggestions). She helped us by hiring a scooter with a great deal. Por was also one quite boy with nice smile who helped us figuring out what to do there. They serve excellent breakfast for moderate people like us, they have fresh coffee and fresh fruit juice for breakfast too which were excellent. They were freshly prepared everyday by general staff but they were so well prepared and presented that it seemed to be prepared by professional kitchen staff, this says a lot about the owner of the property and how he looks over everything.

This was a return visit and I'll be back! This is a 6 room hotel and it is like coming home. Private. Quiet. The pool is clean and refreshing and the pool area is lovely. Rooms are large and super clean, AC and fridge were quiet. Location is excellent, about 5 minutes to Thapae Gate and the old city. Walk everywhere.

Liams guesthouse is a small oasis/paradise if you want to slow down for some days and just enjoy beautiful flora, laying at the pool, enjoy belgian/european food, drinks and super nice breakfast and a place with an eye for details. I had a great and memorable stay at this hotel. The owner is the nicest and most caring lady that I have ever met. She made sure that I got everything I needed for a great stay. Thanks to her, I felt at home. My room was spacious and newly renovated; it had a balcony, AC, and all the necessary amenities. The nights were quiet, so I slept really well. Hotel location is on the southern side, but city centre is easily reachable by grab or scooter, which you can rent on the property for a cheaper price! You can eat at the hotel cafe, or there is a 7/11 and food stalls within a 5-minute walk. You also can do laundry on the spot. I would recommend for short and longer stays as the price/quality ratio is 10 out of 10. I ended up extending my stay for a longer time. If I have a chance, I will definitely come back. Thank you.

Great location on the edge of town it's really quiet but we could cycle to Maya Mall, Fashion market and Angkaew Reservoir in about 10 minutes. Their are lots of varied eating options locally from 50 baht Thai to top notch European cuisine. Check Google Maps, you won't be disappoint! The staff are delightful and the 'Boss Man' had perfect English and could not have been more pleasant or helpful. Rooms are really comfortable. Beds are European style medium firm the balcony is beautiful, plenty of electrical sockets with desk and table for two. Coffee making in room, separate kitchen facilities. Really nice bathroom with hot and cold water. There is a full size swimming pool within walking distance at Centre of the Universe. They had 2 bikes and we cycled everywhere we wanted and had a really relaxed stay. This part of Chiang Mai is clearly where the well off locals live. It's absolutely beautiful with fields and mountain views. We felt totally safe walking and cycling. Crazy good value for genuine European 3 star room facilities in 4 star location. I think they also do monthly rates for those seeking an AirBnB alternative.
