    Everything about this little guest house makes you feel good. We have stayed here 3 times and just love the continuity. My sister and I share the twin room which is just perfect for us. We love the area with a bus stop outside the property or an easy walk down to the village. Budleigh Salterton is charming with its pubs and shops right on the seaside. A visit to the Donkey sanctuary or a walk along the river otter to Otterton are highly recommended. Kathryn and George are the perfect hosts by the way x

    During my stay I had a major family problem which meant I had to cancel dinner after ordering it and cut my stay short. The management were so supportive, cheerfully refunded the outstanding balance and even produce with sympathy card. The Kings Arms may not be the poshest hotel in which I have stayed but they have left an impression of outstanding friendliness

    Dinner on Sunday night was a classic roast beef which was vary good. Beer and wine also very nice.

    This is an exceptional B&B. The setting is a lovely home, our room was perfect with a nice sofa to relax on, extra provisions daily with home made cake and gorgeous tea set and other nice touches. We definitely got more than we expected, with a delicious breakfast, seasonal fruit and homemade jam and marmalades. Our hosts were friendly and helpful - with dinner recommendations and ideas for local walks. We highly recommend - you won't be disappointed.
