I am pretty easy going and have started with my little B&B to make a little extra money and so my home isn't so empty. I am now semi retied and spend a little time every week volunteering. I have two gorgeous grown up daughters. HOUSE RULES I have strict rules, which all guests abide by. If they don’t, they will have to leave. 1. Checkin is from 3pm to 7pm. 2. Quiet time is from 9pm to 8am. 3. Pets are allowed subject to my approval and guests must make me aware of any pets at the time of booking. Charges for pets is twenty five pound per pet, per night. If your pet is not what I consider well behaved they will need to leave. 4. Contact is via booking dot com only and not phone or text messages. 5. If you arrive/arrive back drunk, smelling of booze or smelling at all unpleasant to me, you will be turned away. 6. Alcohol is not allowed in my home. 7. If you are not respectful to others guests you will have to leave. 8. I keep my home temperature set at 18c 9. Leave areas of the house as clean and tidy as you find them. 10. Do not leave external doors and windows open at colder times 11. A booking for two people will be in a room with only one bed.

Your stay will be shared with other guests, cat, adorable Jack Russell, and of course, your host. Living room, patio garden area, washer & drier along with a dishwasher in the kitchen. Included within your stay; breakfast, tea coffee, sugar, milk, salt, pepper, vinegar, washing powder, fabric conditioner, shower gel, shampoo, hair conditioner, sanitary products. A deposit maybe payable when checkin in. This will be either cash or bank transfer. BREAKFAST A selection of cereals, toast, fruits, tea and coffee is available for guests to help themselves to. Guests will need to make their own toast, tea and coffee etc. I tend to be still fast asleep in bed whilst guests help themselves to breakfast. MY HOME My home is a 1940s semidetached house over 4 floors. It's been my home since 2006 and where I brought up my two kids . The interior is designed by me. I am always working to improve my home, though I make sure this does not get in the way of guests. GUEST ACCESS Access is via the ground floor through an old conservatory, which is ideal for storing bikes, prams etc. Check-in is from 3pm till 7pm. OTHER DETAILS TO NOTE Bus stop into Leeds city centre is right outside the house. Buses tend to be every 5-minutes & take maybe 10-20-minutes. Within a 10-minute walk is a large Tesco, Spar petrol station (open 24/7/365) a few lovely bars/pubs/restaurants/takeaways. Dogs and cats are welcome, however there will be an additional charge per night. A foldup single bed is available for a 3rd guest in some rooms. This is only available when three guests are booked into one room.

We are located on a quiet little cul-de-sac comprising of 12 middle-class family homes. Tesco is a 2-minutes walk away. Petrol station, open 24/7/365 is 5 minutes walk. Within a 10 minute walk are a dozen lovely places to get yummy food and drinks.
