We arrived at the property earlier than advertised and this was no issue with the proprietor. We were traveling with a dog, and this also was no problem. The room was ideal as it had doors opening onto a patio area.
The room was spotlessly clean, and the breakfast was excellent.
We were attending at event in Emsworth which was a 5 minute walk away.

As always, the room was clean and being able to park in the centre is a great benefit.
We usually stay in room 3 but this time had room 7.
Although the room was clean it was not very spacious, and as I have had surgery on my knee I was unable to use one side of the bed as it is very close to the radiator. My husband has size 12 feet and each time he got into or out of the bed he hit his feet on the wall or radiator. The layout of the room is not ideal with only a matter of inches between the bed and radiator/wall.
There was a great shower.
The room does have windows but they are high up and small and this made me feel closed in and a bit panicky as I suffer from mild claustrophobia, this probably won't bother most people though.
Next time I book I will make sure I do not book room 3, but we will definitely be staying again.

The owners were friendly and helpful, and the facilities were outstanding! Loved the communal entertaining area - lots to do! And the private spa area was wonderful!
Travellers on a budget looking to experience a place like a local will enjoy homestays. This simple accommodation is in a private home, where the host also lives. All facilities are shared and in most cases breakfast is included.
Very secure parking, warm greeting, clean large well fitted room, mini bar in room, comfortable bed, good shower room. Very freshly cooked breakfast. It was all excellent. Margita Miller was a great host. It is easy walking distance from town centre and sea front.
What a great place to stay. Large room, very clean and modern. Everything worked. Tea, coffee, chocolate drink, biscuits and even some cake. great hosts, great breakfast and a great location. And all for a price that would be double if this was a hotel. Fantastic :-). The zero touch approach to checkin with clear instructions made it very easy when we arrived. I couldn't recommend this place more highly. 11/10 for me.
Lovely rural, quiet location. The room was lovely and some real effort had gone into the attention to detail. Loved the brownies on arrival. Debbie was a really lovely host and very accommodating with our breakfast time and provided some great traffic avoiding instructions to get to Goodwood.
