Room was clean and big enough to have some space to move around. The internet and smart tv both worked fine. The location is good if you want to be near Patong city. There's a scooter rental place between here and the 711 2 minutes away. The room even has a balcony if you want to smoke or just get some fresh hot air. Reception boy was all smiles and helpful when he could be.

I had a very nice stay at 22 House near Patong Beach. The staff were friendly and helpful, and the place was clean. The location is central, with everything within walking distance—restaurants, pharmacies, and 7-Eleven. While it's not in a quiet area, the noise level was manageable. There's a good coffee shop downstairs, 22 Coffee House, that closes early in the afternoon, so no noise in the room. The owner was very responsive to any requests. Great value for money, and I'll definitely return when I'm in Patong again.

Quiet… good for those who want to escape big families (good for families too tho) .. great location .. only a cheap taxi ride to the hustle n bustle of patong beach .. then back to relax … staff were excellent .. especially ‘kitchen table’ and and the waitress ‘Nong’ who deserves a raise! The hotel was excellent. We had an upgrade on arrival and also free cookies. The room was clean and the bathroom was lovely. The staff were fantastic and extremely polite.
The breakfast was great. Amazing choice for everyone from pancakes and donuts to eggs Benedict and bacon,fresh fruit,salad and cheese.
The swim up pool bar was great with friendly staff.

Charming boutique hotel in in a quiet area of central Patong. Beach is just 5min walk away. The hotel grounds are well maintained and nicely landscaped with a lovely swimming pool.
The villas are very spacious, the interior design is fabulous.

Spacious rooms, very comfortable bed, nice pool and bar area and a really great host Seb who was always very helpful and friendly! The area is quiet but still quite lively.
Great location. Close to the malls and Bangla road. No noice in the room at all. However, if you are in the front of the hotel your might here the boxes of the Boxing Stadium. But this is always finished at around 11pm. Cool fresh market in front of the hotel for daily cheap fresh fruits. Would visit again!
Bang for your buck. Cheap, so don't expect some 4 or 5 star hotel. I only use hotels to sleep in and am out throughout the day, and this is perfect for that. Great location, host was very kind.
