I was booking on the day I was staying and only needed a room for one night. I also needed to check in late.
So much effort was made to accommodate me and make my stay possible I was astounded and so pleased.
I stayed in room 4 which is lovely, clean and bright with white walls, but also had a big cat theme with the wall art and bedding. It was an unexpected treat that really made me smile.
I couldn't possibly recommend this guest house more highly. Everything was perfect and the service was well above and beyond what I expected and for an amazing price too.

Really good breakfast, Richard & Jason lovely friendly hosts, nothing to much trouble made us very welcome, in a quiet area which is nice, had room at top which had a sea view good sized bathroom with everything you need, shower gel, shampoo etc would stay again

There is nothing we didn't like about our stay, the breakfast was great, the room was gorgeous, hosts so friendly and welcoming. The guesthouse was in a great location, close to the seafront but also on a lovely quiet street.

Great location, beautiful rooms, very comfortable....great host, helpful. We had origonally booked both rooms for 1 night...decided to ask if the rooms were free for 1 more night. Rooms are £5 cheaper per night if you book directly with the host Bella.
I've never stayed in a guest house before. I am thinking about doing it more often having stayed here. It's high reviews are richly deserved. Very smart and clean room. Great host, great location (quiet but near centre) and fantastic value for money (with a good full English thrown in - or something else if you want it).
Great location. Close to the front but quiet at night. Paul and Joan were great hosts. Friendly and went out of their way to ensure we had a great stay. Top notch breakfast too. Would highly recommend and will be staying here again if we visit Skegness.
We've just enjoyed a lovely 2 night stay at the Linroy - Mick & Angie were great hosts, we found everything about the guest house to be clean & well maintained with a lovely Breakfast each morning.
Location wise again we found the Linroy to be ideally situated close to the sea front as well as the local restaurants but nicely tucked back on a quieter side road with on street parking available.
We will definitely use the Linroy for any future trips to the East Coast.
