Very nice property with really nice ownership/management. Room was super clean, comfortable, and well equipped. We liked the location as it was easy walking distance to a regular bus route, several decent pubs, a couple of small grocery markets, and some good takeout restaurants. It was cold in Scotland while were were there, and the heating worked really well.
Just over a mile from the center of beautiful Edinburgh, The Rosehall is a small private hotel on the A7, close to Holyrood Park and the stunning Arthur’s Seat.

Really lovely place. An old mansion with many small nooks and steps everywhere, plush carpets, etc. The staff was really friendly as well, and self checkin/out was quick and hassle free. It located right next to a busstop 15 minutes form the old town too, with frequent buses. It was also very quiet and peaceful.

Is in a great place if you want quick and easy access to Edinburgh Old Town, close to bus stops serviced by various bus lines. The bathroom was small but clean and very comfortable. The daily housekeeping was nice. (Even during the weekend!)
Warm and welcoming guest houses are ideal for travelers who prefer laid-back accommodations with a personal touch. Usually family run, these hosts will provide local recommendations and even optional meals. Guest houses sometimes feature a cozy living room or a garden – and are still cheaper than most regular hotels.
Really friendly host who provided me a room at the very last minute after my original accommodation provider let me down.
Lovely quiet spot and a beautiful room with all the facilities you would expect.
After a long day this was a real treat to come to and get some excellent rest.
Great location near the Edinburgh bypass. Room was very clean and well appointed and comfortable bed ( quite firm bed but we like them that way !) Lovely shower and clean bathroom. The room was quiet and we heard very little noise around us. We had a couple of meals in the Melville Inn which were very nice. Breakfast seemed reasonable compared to equivalent elsewhere and we liked that we could just order what we wanted rather than a buffet style
We stayed here during our stay in Edinburgh. We arrived by car and drove there for the day as it was cheaper to stay outisde the city. The hotel is nice and quiet with a view over wild rabbits. The room was large and comfortable. We had everything we needed.
Great pub/restaurant next door. Quiet, 30 minutes by bus into the city centre. USB Port in sockets next to bed to charge phones. Vending machine in lobby with snacks and drinks (water for 1.40£ for 0,33 was a bit pricey, especially when there is no where else to buy warer nearby.
Interesting surprise with the Scottish breakfast but well worth having. Keeps you going all day long.
Ewan and Irene are great hosts and the tales Ewan tells you at breakfast are Interesting and worth listening to.
If we come back to Scotland, will definitely try and book in again.
Hosts were lovely and welcoming, providing food and milk for us on arrival and took us around to show us the workings of the brilliantly decorated apartment. WiFi, TV and smart devices supplied super. Great value for money in a great location in central Dalkeith.
