We recently stayed at this boutique spa hotel, and while there were many positive aspects, some significant shortcomings made our experience less enjoyable than we had hoped.
Firstly, the hotel is small and intimate, with just a few rooms, which gives it a cozy, exclusive feel. The staff is wonderful—warm, helpful, and always ready to assist with any request. We felt genuinely taken care of throughout our stay. A special mention goes to the breakfast chef, who truly went above and beyond. At first, the breakfast spread seemed limited—mainly sweet pastries, a few yogurts, and some fruit—but as we stayed for five days, the chef took the time to learn what we liked and tailored breakfast to our preferences. She picked fresh vegetables from the garden, bought cream cheese for us, learned how we liked our coffee, and prepared our eggs perfectly each morning. Her generosity and attention to detail were highlights of our visit.
The hotel’s spa was another high point, with a fantastic indoor pool, sauna, and other relaxing amenities. It’s a great feature of the property and truly enhanced our stay.

A very beautiful place with easy excess. Stayed 5 nights in a junior suite which was spacious, clean and comfortable. Friendly and helpful staff. Good breakfast with a variety of sweet and salty options. Very good restaurant for dinner with excellent service. Overall, highly recommended as a base for exploring northern Umbria.

The owners were very friendly people. Luciana and Franco did everything to make us feel welcome when we arrived. They gave a tour of the property and asked us every day what we wanted for breakfast. The swimmingpool was spacious and perfect for us with one small child, there was a shallow square where my 4y old could stand up, even the other side was perfect for me, because I could stand upright (I am unable to keep my head above water in the deep).
The location is perfect, in a small village but close to anything: pharmacy (24/7), bar, bakery, butcher, barbershop, laundromat, etc.
You could ask anything to the owners and they were very happy to help

Domus Volumnia was an amazing place to stay. Family owned and run and Staff couldn't do enough for us. The restaurant on site served lovely food in the evenings and continental breakfast in the morning. The location is quite rural with nothing close by - however this is exactly what we wanted. Staff offer a shuttle service where ever possible for a small charge. The views from the terrace and pool are incredible and you can see how many hours are spent tending to the gardens.
Very warm and charming welcome from the couple who own and play host to the agriturismo. Beautiful setting and extremely peaceful surroundings. La signora provided a delicious dinner perfectly in keeping with the character of the rustic Umbrian setting. Altogether delightful and very comfortable accommodation.
Miriam and Andreas were wonderful hosts, full of interesting information about the cultural and natural history of Perugia. This was a classic Agriturismo working farm set amongst olive groves and fields full of bright blue chicory flowers and yellow butterflies in the rolling hills a few miles outside Perugia. Miriam's delicious farmhouse cooking and Andreas' home made wine made evening meals wonderfully relaxing after a hot day walking around Perugia.
We stayed for our last night at this rustic farmhouse property which has the most wonderful views. It was just as we expected, clean, comfortable and relaxing. The elderly owners and staff were welcoming and attended to every need. The food is prepared by the owners (farmer's wife) and it is exquisite. Using local products, many grown on the farm premises and wine produced nearby, it is a culinary experience to savour. Personally, I don't think you'll ever taste better pasta in the whole of Italy
The location of Agriturismo Bulletta is very good - close to an important highway, but very rural and calm at the same time. The views from the property are superb. Rooms are large and comfortable. There are excellent extra facilities - one can even play table tennis. The pool is wonderful.
The place had great character with beautiful scenery and views from the room surrounding the farmhouse. Good sized and very clean room and bathroom. The breakfast was delicious with a great selection and fresh cakes which we looked forward to it each day. The staff at Perugia farmhouse were lovely and really helpful which made the stay very easy and enjoyable. We would happily return in future. There were also fab restaurants within a 20 minute walking distance.
