I found it fairly quiet because it’s tucked around the corner from the main roads. There was a 7-11 about 40 steps around the corner. I also liked the little outdoor sitting areas!

It's true what everyone says the included breakfasts are Delicious, great variety & good serving sizes, we had a very early start one morning & Jackie kindly packed us a breakfast to go. It is an older building & doesn't have all the amenities of some other accommodation but I'm more than happy to forgo those in favour of a very well priced accommodation with a kind host that goes above & beyond to make you feel "at home" Real milk for the tea & coffee that is available in reception all day. Our room was spacious & clean it was up 2 flights of stairs but that meant it was nice & quiet. The air conditioner was very effective. Toiletries were provided & I like that they were big bottles - more environmentally friendly. Wifi in all areas & was good no drop outs. We had some laundry done which was very convenient as we left it with Jackie & she returned it to our room all washed & folded the next day. Good location we walked to the Saturday & Sunday markets. I stayed for one month. Bow, the lady in reception, is one of the kindest (and funniest) people you'll meet, and she made my stay so good. Nothing was too much trouble. The hotel is spotless, and rooms are cleaned daily. Bottles of drinking water are delivered to the room every day. There are loads of great coffee stands and streetfood on the same road. It's peaceful even though very near the city (5 mins on foot into the old city). Very safe area. There's a microwave and kettle in the reception area to heat food. The bed was extremely comfortable and the shower was good too. Bow is always on hand to help or offer a Thai snack! The hotel offers a very soft landing to foreigners arriving in Thailand and Chiang Mai if you've never been before.
