Penny and Lain were incredibly kind hosts! They were always warm and friendly. The property itself was most elegant and felt like a cottage out of a story book! Complete with seaviews, Victorian bathtubs and all the trimmings. The bed was amongst the coziest I've ever slept in and the room was equipped with a heater which worked perfectly on the beautiful, rainy days we experienced. We were at walking distance from restaurants and supermarkets. Ubers were readily available too. A continental breakfast was on offer every morning with coffee & a plethora of wonderful teas! The views of Rotorua are spectacular from the balcony and from the breakfast room and bedroom! We particularly liked watching the sunrise. The coffee machine with multiple options (mocha, flat white, etc) was a nice surprise as well.

We felt really welcomed from the beginning. Nice self-service breakfast. Our host was responsive and friendly, providing excellent tips and ideas for our trip. Considerate, by his own initiative making the room ready earlier because it was raining cats and dogs outside. Good location and private car parking. Good and clear instructions for self-check in.
