The hosts are the best I've ever seen: a very attentive and caring couple. Hani cooks delicious breakfasts and dinners, Nelum works in hospitality for more than 20years. He can recommend places and programs.
The room is clean and cozy, they have hot water and a mosquito net. The village is quiet and very green. I stayed in the room downstairs, upstairs they have 2 more rooms, one with the AC. The view there is also great.
Overall, you feel more like you visit your relatives than actually renting a room

Fantastic breakfast, such helpful hosts and the grounds are stunning. Having monkeys, monitor lizards, squirrels and the sound of birds all around you was incredible. We so valued staying slightly further inland as it meant you could go and retreat after the beach in a busy little town.

Spacious Beachfront room on the First floor with all amenities - fridge, kettle, cups, plates. Clean bathroom. Balcony with chairs. Breakfast was yummy. 5 kms away from the hust and bustle of Unawatuna town. Right across (just 50 metres) the Habaraduwa railway station on the main road to Matara. The host was very friendly and helpful. He brought us from the station and then took us twice to Unawatuna town. If you're looking for a quiet, comfy beach-side living experience, this is ideal.
The setting is that of a villa in the jungle immersed in nature and silence. The VIP pool was quite amazing. We got a free upgrade due to availability!
Wish we could have spent more time. There is enough parking at the premises. The staff was very helpful and accommodating to requests. The food portions were actually larger than we hoped and tasty too.
It is not even 500m from the main town, therefore ample amenities close by as well. Being very close to some charming beaches, probably the best place for swimmers and surfers as well
Great place to unwind and relax as very quiet off the main road. The beach and restaurants are a walk or Tuk Tuk ride away. We used Suresh who was at the hotel very good driver safe and knowledgeable

Amazing place located in quiet area.
Lovely garden which give you feeling you are in the middle of the jungle. 2 pool, amazing staff. Breakfast served on the balcony,outside the room, possibility to order the foods on site.
We has been given upgraded room for no extra charges. 10min walk to the nearest beach where there weren't many people.
5min walk to nearest shops,pubs and restaurants.

Many thanks to John and his team for the great time we spent at Josan Villa. Our room on the upper floor was huge with a great view. The food was great and the team even organized a private sunset dinner for us right on the beach. At the same time, we were taken care of in a touching way. Josan's team organized the repair of our cell phone, booked taxi rides and organized tuktuk trips. The time in Josan's villa was simply great!
I booked the private room and I wish I had time to extend. The room is so nice, comfortable bed, AC, fan. The host Liya was great, he went above and beyond to make sure I had a great stay
One of the best spots we slept in Sri Lanka. Your own private spot on the beach, immaculate clean rooms and the best breakfasts we had during our entire trip. The owners are really nice and go out of their way to help you and to make you comfortable. Truly a hidden gem!
