    Great location, modern accommodation, good facilities & on site designated free parking. Virtually next door to the historic part of the town & only a short walk to the impressive shopping area. That said, it really quiet at night, despite it being a music festival weekend. The nearby Police Station provided an added sense of safety when leaving the car. Well equipped kitchen, with welcome extras like washing-up liquid etc & a pint of fresh milk waiting for us in the fridge.

    Location was good for us, quiet, peaceful and beautiful surroundings. Our twin beaded room was very clean and comfortable, en-suite shower cubicle is a good size. Breakfast was excellent, good choice of cereals, fresh fruit and full English breakfast. The homemade cake was a lovely touch to have with a cup of tea when we returned each day from our travels!

    Hotel situated in a great location for exploring Kings Lynn. Lots of beautiful buildings and historic sites to be explored. The room was clean and comfortable, with our own access to come and go as we pleased. Ben was very friendly and explained everything we needed to know about our stay at the hotel. Although situated above a bar it was relatively quiet

    Beautiful grounds and house, annex also lovely and offers outstanding views of the marshes and coast. A short walk or drive to several nearby beaches and charming pubs, and good availability for dining and entertainment with a little planning. Highlight for me was dining on the terrace and the private tennis court.

    An excellent breakfast, made to order and prepared with care and attention to the customers specific needs. Nothing was too much trouble! The room was exceptional, very comfortable and well appointed. Excellent view of the well kept garden, with a private and exclusive use of a patio area outside the room if required. In a quiet location within easy walking distance of the town through a delightful park. This is a gem of a property with very caring and attentive staff! Full marks for for the whole team!
