The villa is beautiful and has a gate straight onto a lovely gently sloping beach. We had a total of 9 people including kids and were very comfortable. A lovely and VERY spacious house, in a great location for those travelling my car. Set among farmland. Easy to reach a long expanse of free beach (there was a beach umbrella at the property) and numerous supermarkets within a short drive.
House was spacious and kitchen well equipped, we had 5 adults and 2 kids and felt very relaxed. There was a lovely garden to relax in with a slide for the kids to play.
The host was truly lovely, and showed the best hospitality. She welcomed us with a bottle of their own wine and freshly baked muffins. And delivered us home-grown zucchini too! They live next door in a house with dogs and chickens, which the kids loved to visit. All in all and warm and welcoming place to stay, among locals!

Amazing communication with the host, Kim, and the villa manager, Silvia :) They were very accommodating and provided a lot of help to organise our wedding celebration. Stunning grounds with beautiful trees, plants and flowers, all beautifully designed to give an overall effect of harmony. The villa was glorious, interior decorations were interesting and tasteful, and careful attention had been given to detail.The building had so much character. The sea view from the room was breathtaking. The location was great - you can walk (uphill) to the centre easily and get to the beach very easily indeed via short tunnel. The hosts were very lovely too.
This piece of heaven is truly an amazing retreat, the beauty is all around you at all times, with great healing energy, amazing and welcoming people making you feel at home right away. While you are surrounded by nature and fantastic views.

The location is great, 5 to 10 minutes walking from the beach. It was also easy to reach the old village of San Felice Circeo. Is close to one of the finest café of the village.
The best were all the facilities made available for kids: there was a baby-chair, plates and cutlery in plastic, many toys outside and inside. There is a nice little garden where kids can play, with a lemon tree and an olive tree.
Excellent location - the villa is absolutely beautiful with fabulous grounds overlooking the sea. The hosts were so welcoming and made sure our stay was perfect.
Liked everything about the stay: the home is spacious, clean, equipped with everything you might need. There is even a wood-fired oven for pizza lovers.
A big thank you to the hostess Sandra, who made our stay as comfortable as it can be, and gave a lot of tips and recommendations where to go and what to do. We felt very welcomed there, and enjoyed both the villa and the town.
