Nice breakfast, a very pleasant yard. Very efficient staff.
The Property is located in the heart of Modena. Surrounded with a lot of Restaurants, Bars and shopping centres. Museums and attractions. 3mins walk to bus Stop. The rooms are very clean and luxurious. Internet access is great. Air conditioning is excellent. We were really impressed with everything. Outside the door stairs doesn’t seem to be well maintained but it didn’t irritate us.
We will really love to stay there again next time.
My partner and I stayed at Villa Iris due to it's proximity to Modena and the balsamic vineyards around. Even though we arrived late and left early, the instructions provided were spot on and we were able to get in and out at ease. If only I had more time to stay in Modena, I would have loved to stay here longer and explored the neighborhood longer.
The area is a picturesque part of Italy. The villa where I stayed was nice, situated in a courtyard at the edge of the road, approximately 12 km from the city center of Modena. The host was friendly and hospitable.
The apartment has an excellent location right next to the train station and is easy to access, especially when visiting bologna and also other villages. The room was very spacious and equipped with a TV and good WiFi.

The location is simply marvellous. A traditional "villa" reworked to be a perfect alternative to anonimous hotels. Charging station for EV, with cheap rates. Super breakfast with dishes (sweet and salted) for every taste- available even products without lactose! Large room with warm colors and very nice bathroom
