Location-Within city walls, next to gate. Host's instructions for free parking were perfect. We found a spot just outside gate, only a block from apartment-unloaded car and then moved to regular street parking couple blocks away.
Historic structure-excellent remodel, 3-4 ft thick walls kept the interior cool, even without A/C, windows open for ventilation. Unlike some, owner added lots of wall and ceiling lighting. Of course, it's clean, as good as the photos. It really is huge, 2Bed/2 Bath, dining on the main level, with an upper living room with TV
Facilities-one of the few just bring your toothbrush kind of properties! Kitchen contained olive oil, vinegar, salt/pepper. The gas stove, exhaust fan, and lights all worked. Has washer, laundry detergent and drying rack. Plenty of hangers in the walk-in closet.

The location was stunning and the house was lovely and cool, which was especially nice given the high temperatures and the fact that we travelled with our dogs. They loved coming home from a morning of hiking and sleeping on the house's cool floors. Silvija was a welcoming host and left us with an abundant breakfast that lasted us beyond the three mornings we stayed at the house. We really loved the village - there were so many gorgeous lookouts, a nice bar for an aperitivo and two great restaurants that we ate at for dinner.

Wonderful location in the beautiful countryside, close to many historical cities.
Staff is very gentle and helpful, the accommodation cozy and clean.
My 2 children enjoy the garden, the playground and the swimming pool. Casually, in the same period there was a Summer camp for kids at Villa Finetti, so they joined it and have much fun.
In the meantime, we could do smart working surrounded by nature.

This was a highlight of our trip! Perched on the hillside, Susana's place exuded warmth and hospitality, making it feel incredibly cozy and inviting. The property is immaculate, with stunning views and beautiful gardens everywhere you look. The pool was the perfect retreat on warm days. Thank you for your exceptional hospitality. This is a resort! The location is off-the-beaten path so if you want peace and quiet, yet easy access to local towns and villages, this is for you. Our room the large, immaculate, and the view was fantastic. We had dinner there 3 out of 4 nights and the food was creative Italian, a real taste treat, while breakfast was so great, we often skipped lunch. The entire staff was VERY helpful, and accommodating. The vision of the owner is spot-on for a relaxing stay. Nikis Resort is the perfect place to stay in Umbria.
We came to stay at Coldimolino country house for 5 days for the Christmas tree light switch on in Gubbio. The exterior of the villa is stunning in a perfect location for a view of the town and surrounding mountains and fields.
Nikis is incredible. We couldn't have asked for a more luxurious, quaint, relaxed and romantic location. Everything you imagine from an Italian countryside stay. The service was impeccable. Food 5 star and amazing wine options. Will never forget those views. Easy drive from Rome and then onto Florence.
