Would give it 9.5 as nothing is perfect, but Booking.com doesn't allow that, hence a 10. It is nothing fancy, but it doesn't need to be. The room was proper, clean and comfortable. The breakfast had a good arrange of choices. Value for money this is probably one of the better accommodations we have stayed at. Staff was really helpful and friendly.

Room had door that opened onto courtyard which was great. Dog friendly hotel (but had to pay extra £20 for the night which is a bit steep on top of £105 we paid for 1 nights stay - I'd say this should be a £60 a night rate max not over £100)
Good location off the M42. Nice hot powerful shower. Next to canal for walks. Breakfast was OK (a hash brown and black pudding would have been great to see on the full English though). Friendly helpful staff. Large bedroom.

The location was ideal for us,family living 2.5 miles away a good walk for our dog. The breakfast was adequate, but could have been freshly cooked. The staff were so friendly,making you feel at home. Very relaxing visit

I had seen that cleanliness was rated low in reviews. There were some small stains on the carpet in the room, but that's to be expected in a dog friendly hotel surrounded by fields. It's not really dirt, just stains. The bathroom was shining, restaurant was clean, food very tasty, both dinner and breakfast. Vegan options were available without having to pre-book them. All the staff were met were very friendly and helpful, and great with the doggy. The beds were also very comfy!
Breakfast and dinner were very good. Room was large, even with king size bed still had plenty of space. Very dog friendly, lots of space for dog walking and right next to canal. The staff were excellent, couldn't have been more helpful and friendly.
