it is situated in a very quiet area right next to Hill Top Farm which was main reason for visit .Sean was very friendly and helpful .breakfast was lovely and set you up for the day .Hotel is set in lovely grounds .sat outside on the evening drinking wine and it's as if the world stood still .so peaceful except for the odd bird.bed was really comfortable and facilities were perfect .views from the hotel were brilliant

Quiet, tranquil with views to Esthwaite and hills. Nice sized rooms with comfortable sofas and good quality mattress and bedding. Lots of hot water. Could have tea in bed and watch the sheep grazing outside. We liked the path down to the lake and could see trout jumping.
Kitchen was good size and easy to cook in and prepare sandwiches for our walks.
Walks to Hill Top, Claire Heights, Grizedale and the Boathouse cafe on far side of lake, also an nice walk to Hawkehead and also to the ferry to Windermere. Outstanding location.
The staff where unbelievably polite and helped in any way possible nice to relax and chat with people,David was so down to earth and keeps a fantastic hotel the chef he employs is absolutely spot on the girls where fantastic at there job right down to the house keeper.the Gardner keeps beautiful grounds if you want to visit hill top farm this is the place to stay walk out the door across the car park book your time walk 200 yards and your back in time with Beatrix potter I will definitely be back to stay.excellent rooms and very clean
