The staff does not speak too much English despite their airport transfer driver. However all they do everything to get understood and understand the guests. They are prepared with translator apps so that is helpful. The staff is super kind, bring the food to the room, and respond to any question. I should also tell that in writing communication they are even more talkative, so could organize the transfers seamlessly. The property's cleaning was also above the expected. The breakfast and dinner were fine. I really liked the view on the lake and the ducks and that friendly orange cat (maybe Garfield himself) around. A friendly note to other travelers: Take care about the hot-cold water. There is hot water but open the cold part. :) It may be true at other hotels too that sometimes those are incorrectly signed.
Perfect for rustic breaks in the countryside, an Inn is a small property with basic hotel services and typically traditional decor. Inns are fully licensed and have a bar providing food and drinks in the evening – distinguishing them from country or guest houses.

the shared kitchen is always full of the foods, fruit and drinkings. the location is at the best of inner city, you can work to square and other sightseeing points. if back in Yerevan, I will choose this guest house again.
Location is perfect, super close to everything. The building is in an inner courtyard so it's not exposed to all the noise. The staff was really nice. Able to pay with the card. Room was big and clean.
Apartment is clean, but it in very beginning you can smell slight smoke from cigarettes. Very nice host. Excellent location. All sights are close. Pretty silent during night. Self check-out using locker is convenient.
Arpie ( not sure the spelling is right) she is the owner of the guest house very friendly and helpful. We end up staying here for 6 nights because it feels like home ,very comfortable.

Extremely helpful staff both at the reception and the concierge. Can't them the ladies at the reception enough for resolving a hiccup with Yandex and reserving a place for me to enjoy a wonderful dinner at Yerevan Tavern.
The rooms are great, all is new and you get everything you need for a long or short stay including an air-conditioning system, a fridge and a kettle. The kitchen with all utensils is at your disposal. The hosts are wonderful and very hospitable people that go out of their way to help you, Armen and Inna make your stay a treasured memory.
If you want to purchase a party, you can ask them. The guest house has an awesome tandyr for a delicious Armenian style barbeque, it's such an experience in itself, highly recommended!
The location is definitely a plus for the hotel. The hotel is located in the very center: 10 minutes from the Cascade, the Opera house and the Republic Square. There is also a tavern downstairs, so you don't have to think about dinner (the prices in the tavern are very pleasant). The room is quite big and comfortable for three person.
