No separate living room. You can have a sofa in exchange of 1 double bed. Access to the COOKER (stove/oven) is subject to host discretion and requires GBP 50 refundable cleaning deposit and daily charge GBP 15. SHOWER- 60x60cm base, not big in size. One portable air conditioning unit (5000 BTU) available for 1 room of choice for a daily charge GBP 15. You need to keep heat exhaustion hose outside window while air con is operating. As this is middle of central London you cannot expect silence. One room faces street so sounds/noise from street level can be expected. The noise may include hearing people on street, occasional/unexpected street or building works, cars, deliveries, nightlife. Property is above shop that plays loud music until midnight. There are planned immediate, major, disruptive, dusty construction/building and demolition works in the building next to the apartment, on the apartment's terrace side. The Property has no control over these works, level of their disruption or duration. Gallery photos 1, 3, 7, 8, 10, 11, 23, 26, 27, 31-35 and 37 are of the same room that is a bedroom, which can be converted into 'common space'/'living room'. These photos show variations of beds and table set up within the same room that guests can request. Only checked in guests allowed in the property. You are not permitted to have unauthorised visitors, undisclosed guests or add guests after booking without host's permission. Visitors not authorised by the host, undisclosed guests or guests added after booking is confirmed will be charged GBP 150 per person per each commenced day, regardless if they stay overnight. You will be charged a minimum GBP 150 if you lose keys or leave them inside the property (lock yourself out) and you ask to gain access to the Property.
In order to receive damage/cleaning deposit back, you must follow all terms written on the Property's page, including, but not limited to any terms, rules, policies and the fine print (hereinafter the “Terms”) stated in the advert/ description and keep the property (the apartment) and its content(s), including all furniture, electronic equipments, fixtures, fittings and effects (hereinafter the “Property”), in, on or at the Property in the same state of repair and cleanliness as at the start of the booking. You are responsible for the safekeeping of the rental Property and its contents, therefore you must remember, among others, to lock all doors and windows, and ensure that the Property is safe upon your departure. You must not disconnect, reconfigure or alter settings or set up of any electronic or electric devices, especially security cameras, Wi-Fi or other devices used for the Property's security. If you violate or not follow any Terms of your reservation the host reserves the right to evict you (request you to vacate the Property and check out immediately) and charge you GBP 150 for each violation of any Terms or have the amount deducted from damage deposit. Following eviction, any remaining nights from your reservation will not be refunded and your reservation will be cancelled. You are responsible for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to the Property. You and anyone you invite to join or provide access to the Property are bound by the Terms.
You must provide check in time at the time of making reservation or at least 24 hours in advance. Not providing check in time in advance will result in a GBP 150 fee or you not being able to check in and having your reservation cancelled. You must arrive within advertised check in hours to be able to check in. Missing your provided check in time, arrivals after latest check in time or late check outs (overstay) are subject to availability, Property discretion and minimum charge of GBP 150 for each commenced hour of delay. You must check in on your check in day and not check out late. Storage and consumption of alcohol is prohibited at the Property without host consent and a charge may be required for consent. In addition to above terms, in order to receive damage/cleaning deposit(s) back, you must also follow all rules and terms listed above or within the Property’s advert and immediately upon your check in inspect the Property for pre-existing damages not caused by you and report them to the Property. If you do not report pre-existing damages you may become liable for them. Property inspection following your check out will be carried out without your presence. This is to allow staff for uninterrupted process without time limitation. International transfers/refunds may result in bank charging processing fees when processing damage deposit refund. Property is not liable for any fees banks may charge for international payments/refunds of deposit(s). Card payments attract extra non refundable 1.5% card processing fee.
