Location perfect. Very dirty kitchen cabinets and drawers; washed everything we wanted before using. Gross. Called, texted and maintenance was finally told third day but by then we'd cleaned things ourselves.
Old 50's cottage, expected not much for updates but cleanliness we ceertainly expected. AND, I'd put in special request before arriving that the place be clean. It needs a thorough, deep clean, especially in kitchen. Rest of place was ok.

We were a group of 7 friends traveling from South Dakota to go leaf peeping but we also wanted to visit the beach. Great location because we were within walkable distance from the beach and centrally located to everything. We went to the grocery store and cooked for ourselves for a couple of meals and then we ate out for the rest. There were two garage spaces for parking and plenty of room in the driveway for parking our huge vehicle. The home was on a very quiet cul de sac off the quiet road in front of the home. We could see the waves breaking onto the highway to the north from the dining room window. There was tons of beach things in the garage for guests to use. We played Scrabble and Spoons at the large dining room table and drank wine laughing until late at night! We enjoyed our stay at this home.

A very charming inn! The breakfast was very good and cooked fresh every morning. I really enjoyed the coffee that was available throughout the day. The room was cozy and very clean, and the bed was comfortable! I also appreciated the on-site parking. The customer service was superb! Kenzie was very professional and welcoming. Very central location in Newburyport. Would definitely recommend!
The location of the cottages / rooms are amazing - right on the beach. The breakfast basket to your room was great and varied each day. My children loved the bikes and the hot tubs! and the rooms were a good size and very clean and well kept
