We enjoyed our stay at the Barn, it's a lovely property and a quirky layout which adds to the charm. Very clean and comfortable and with food basics such as bread, milk, tea/coffee, jams etc provided along with crockery/cutlery, toaster, fridge and kettle. We were able to park on the drive which is gated and feels secure. Dave and Lisa were really nice and helpful, but respectful of privacy so we felt comfortable and at home. Thanks for a lovely stay!

Everything was amazing from the staff that went above and beyond to meet needs and accommodations. Breakfast was included in the price which was a big plus. Very delicious and well made. The location is perfect as well, close to everything. Laura was over the top amazing. I rented a car and didn’t know my way around with the road signs or driving on the opposite side of the road. She was kind enough to let me look over at her daughter’s driving manual which helped alot. She went above and beyond

The property is very quaint and was once a 16th century public house with a pretty garden and outside seating area set in the village of North Luffenham near Rutland water. Convenient to visit Rutland water, Stamford, Burghley House, Belvoir Castle as well as surrounding charming towns and villages. The host was very friendly and informative and provided a good cooked breakfast and continental option. We thoroughly enjoyed our stay for 2 nights.
This is a well run guest house with a homely feel. Converted from an old pub, there is character oozing from every wall. Breakfast is lovely. I came downstairs to a well laid table, with fruit juice, fresh fruit, yoghurt, with cereal available. A freshly cooked to order breakfast is also available. The host is very warm and personable, making us feel welcome and happy to share his experiences of local places to visit and make recommendations to suit.

Just about everything. Debbie is an outstandingly good host. Our room was very spacious, comfortable, and quiet. Breakfast was excellent. We thoroughly enjoyed our stay. We would strongly recommend The Hollies to anyone visiting Uppingham, which is a charming small town.
Quiet village location. We had the full run of the guest house including kitchen if we wanted. Host was very helpful. Local pubs serving good food in easy walking distance.
Quiet village location … booked it as we were going to the theatre in nearby town so didn’t really use the facilities but they looked good . Breakfast was included in the price and was amazing . Host Chris and his charming little daughter made us feel right at home. Very knowledgeable about the area.
Really great hosts and wonderful location. We had a very relaxing break and enjoyed the views and peace and quiet. This is a great rural location but also very close to Rutland Lake and some great small towns if you want to get some shopping done.
Charming location with relaxed vibe and easy stroll to the village pub. Preparing own breakfast was useful as no time limits. Host across from guesthouse: nearby but not too close.
Stayed here for one night whilst attending the nearby Battle Proms, the host could not do enough for you. This is a great little guest house, in a quiet village, would recommend for a short break to explore this beautiful part of the country.
The cottage had everything we needed and more. Lovely kitchen (well equipped) with open dining area and cosy living room. Great location on a quiet road, in walking distance to shops/pubs/restaurants and train station. Would have sat out in the courtyard had the weather been a little better. Good communication with Tracey (the host) and easy access using lock box.
