This was an exceptional location, an elegant and delightful artistic environment in the bedroom and the common room where we had a delicious an extensive breakfast. The proprietor went beyond the call of duty, paying for our parking ticket. The B & B was right on the edge of the old city so we could just walk in for the day of sightseeing and eating and shopping

We stayed here overnight in transit to Malpensa Airport and had a very pleasant experience. The private parking was a great convenience, and the place was clean and well-maintained. The beds were comfortable, ensuring we had a restful night. Self-check-in was straightforward and hassle-free, and we appreciated the coffee and tea provided. While the property doesn’t offer breakfast, there are restaurants and cafes just a 5-7 minute walk away, making the location quite convenient. Overall, a great stay.

The location on the outskirts of Modena was very convenient for me, though it is probably not the top spot unless you have either friends to visit or business in the area. I think there are only two rooms and it is all very intimate and quiet. The host, Maura, was wonderful and very friendly, the breakfast served outside was very good indeed, and the evening before I was even offered an aperitivo though I am sure it is not a normal part of the service. Easy parking outside. The room was perfectly adequate, the bathroom - modern and spacious.
We can’t recommend this highly enough. Everything was exceptional and we really enjoyed our stay here. We were made to feel very welcome and it was fantastic that we were offered tea or coffee and cake when we arrived. The breakfast was lovely too with homemade torta, fresh eggs and fresh fruit. The garden was lovely to sit in and Luciano and Maura were perfect hosts. We will definitely be back!

The room was very nice, clean, there was a big ‘rain’ shower, cute little shutters, a very large television and airco.
You can eat lunch/dinner at the owners restaurant, which is located 5 min. from the guesthouse.
It is very quiet, you can enjoy the beautiful garden and sit on the terras.
The owner, Marco, is available to anwser all your questions and to provide you with tips and tricks for the area.
