I stayed in Roin Guesthouse for 9 nights because I needed some safe space to do my stuff, and it was a perfect place. It is located close to the road and to the bus stop if you need to get to Batumi or Poti. Also the sea is very close and the beach is almost empty. The accommodation is modest but I was ready for this - please read the description of the place before you make a reservation. The owners are very lovely and friendly family, we established a very good relationship. One more nice thing was that it was possible to stay with a dog.
There also some pets at the property - cats, dogs, birds. So if you want to relax you can just sit on the terrace and observe the life.
I also enjoyed the bakery in front of the property, if you need some food, you can always grab some local pastry there.

The apartment was excellent! The Host Natella let us in early morning that was very pleasant) All the family is very nice and pleasant to talk with) The apartment was clean and comfortable to stay. Highly recommend for those who are looking for quiet place, not so busy beach as in the center and very comfortable atmosphere.

We had a nice stay here during our Georgia round trip. Apartment was nice, clean, comfortable. Shower hot and with good presure. Kitchen equiped. Hotel is out of city, in a quite place. 5 min walk to a large empty sandy beach. Perfect relax for us and for baby. You can order meals from menu, which are big and homemade tasty. Thank you.

Overall I had good stay there.
In the room where I stayed, everything was new and clean.
There is a fridge.
There is an air condition unit.
Bathroom had a hot water working system and good renovation inside.
Friendly and funny dog around the house.
What is very important is the fact, that room had a lot of daylight. If its too much for you in the summer, you may always put curtains on, and you will still have a daylight. So really sunny and shiny place.
In the distance of around 150-200 meters from the property, behind the backyard, there is a forest combined with the swamp (?), from which, in the quiet nights, you may even hear the frogs singing.
There is plenty of parking space everywhere.
Overall, its a reasonably priced option to stay few nights in Kobuleti, with a price around 9 usd/ night, offering good deal.
I stayed there during low season/ before high season and it was very quiet.

This mid floor flat was right on the beach, it was spacious , had everything we needed for a week’s stay. Balcony is wonderful, you can see the sea, it’s peaceful and very pleasant. Hosts were very friendly and welcoming, we were treated as if we were good friends. Parking is secure, in the property’s courtyard.
Beautiful design, definitely above the local average. Perfectly situated facing the sea on a quiet street. The hosts are absolutely lovely, creating a homey atmosphere.

This is budget accommodation: and excellent value for money. My room, on the second floor, had a bathroom, a balcony and big comfy bed. All I needed, after a long drive. The hosts are charming; they don’t speak English but Google Translate speaks Georgian, so all was well.
Unusually for this area, the property takes credit cards - for me, that's a big plus and the reason I stayed here.
The hotel is located 50m from the beach, and offers off-street parking.
