Friendly welcoming staff. Ample parking in car park next door. Self serve breakfast, cereal, yoghurt, toast. Can take own food and have use of a full Kitchen. The BellVue party place next door with function room and hot tub looks great for larger groups and mainly is weekend occupancy. The hot tub only available if enough guests. Ground floor rooms available. Good in the week for contractors wanting overnight stop off. I can recommend the nearby Traditional Pub, The King's Head for food.

The rooms had all you would need, all the small things considered along with snacks and a variety of drinks. Clean, and the bedroom was comfortable.
Breakfast was really good, home cooked, good options, and filling and good coffee.

The guest house is advertised as a hotel and it is not a hotel. Did not expect for staff not to be at the property at all. I did not arrive late ; I arrived 5.30pm . I did not stay end up staying at this place as I did not feel safe and am really disappointed as the photos posted did not show that it is a house in the middle of a row of houses. I was very disappointed and left and had to book into a hotel as I was 3 hours away from home and needed somewhere to stay. Please change the photos to reflect what is really is and for £127 per night it is a complete rip off.

Lovely guest house in quiet village with canal path walks. Room was as advertised, very clean and comfortable. Breakfast was plentiful and also used kitchen facilities for evening meal.

Fir tree barn is lovely, really nice room, very modern and tasteful, a great location, nice and quiet, but not too far to travel into York and other places. Kitchen facilities were great, breakfast was lovely and lots of choice. Felt very secure behind the automated gates and appreciated the hosts are happy to let guests come and go as they please. Would recommend to anyone looking to stay in this area and would also visit again ourselves.
It was modern, clean, very well equipped and in a great location. Our hosts Iain and Wayne made sure we wanted for nothing and we were well looked after. Nothing was too much to ensure we enjoyed our stay.
Room was very clean and spacious, with a private patio with table, chairs etc and a wonderful view. There was a very large selection of breakfast choices. You could also have copious amounts of tea and coffee with fresh milk supplied in a well stocked kitchen/dining room. The guesthouse was run by a very amenable host. Even though our time was short I would recommend to anyone visiting this part of the country.
What a fab Hidden Gem! Located in a quiet little village away from the beaten track. Doesn’t look much from the front but inside it’s bright clean spacious and Iain is an organised, friendly, approachable host. Honestly really surprised me and such a fab place to stay, definitely have this one on my go back too list!
