Lovely guest house, tastefully decorated and expertly run by a very lovely host, who went out of his way to make sure I had an enjoyable stay. Excellent value for money and with the added benefit of a great little pub, serving good food, less than a minute’s walk away, over a gorgeous little bridge.
Enjoyed chatting with you Trevor and your breakfast was perfect! Will definitely stay again if in the area.

The bedroom and bathroom were both a good size and nicely decorated and furnished. The heating in the bedroom could be easily regulated. Although the staff are only on site for a short while, each encounter with them was friendly. Meals bought at the next door Dog and Gun were good.

Came here as watching Leeds United play. Only £5 taxi to the ground. Had a few pints in the pub across the road. Nice little forecourt to park the car.

The room was a good size we only stayed for the night but we would come back here again the bed was comfortable and they had good sized complementary tea and coffees it's a lovely place with nice staff that are helpful the breakfast was amazing it was freshly cooked. The place in it self was beautiful it's not hidden as such but it's very quiet and peaceful. You also have free WiFi within the room.

Lovely location, quiet and looking over a large green space with children’s playground. Cosy, comfortable and very clean; just a few minutes’ walk to several cafés and a pub. The host made us very welcome and we really enjoyed our stay.
Very clean, good-sized room. Modern decor comfortable bed. Great controllable central heating.. Large TV decent Internet for guests power shower and plenty of parking. In the bar spacious, not over crowded seating. Plenty of TV areas for sport etc. Rooms fantastic value. The good selection of food that I've had was delicious. I shall definitely stop aguan when in area.

The room is clean warm and comfortable with everything you would need.
I have been staying in a chain hotel but didn't feel very safe and this is much better.
The breakfast is fab - I don't eat a lot in the mornings but the choice is first class.
I will now be staying with Sue whenever I am in Leeds
