Very clean everywhere, even the shared toilet and shower room, homely rooms, comfortable bed, sea view, wonderful friendly guys running the place too. Even booked an extra night at the last minute and got to stay in my room too, excellent place and owners, would defo stay again! Can't recommend it enough for couples, friends, families, anyone.

Breakfast was full English, but you could choose what you wanted or didn't want on a form. I like that idea because less food is wasted. The location was great - easy walking distance to the beach and several restaurants. The bed was comfortable but the room was quite warm and there was no way to get it cooler. There was a fan, but that was ineffective, and the window could only be opened a crack. No A/C. The shower was hot and had good pressure. It was fine for a night, but because of the poor ventilation in the room, I wouldn't have wanted to stay much longer than that. The staff was very nice and accommodating. We got there early, and were provided with the keys prior to check-in time. A 'resident' parking pass was arranged for us, so we were able to park on the side street fairly close to the B&B.

The location (only a few hundred yards from the sea front near the fantastic Venetian Water Gardens) and the free car parking made this a perfect choice.The addition of a bar selling drinks at a realistic price and the lift to all floors helped to make it perfect.With a wonderful Breakfast included and a very friendly attitude from the owners this all made this the perfect holiday. Caravan was very clean and cosy. Beds comfortable very good size double bed. Great location, quiet with lovely trees around. Weather wasn’t great, so was nice from host to leave few dvd’s and games to keep little ones busy. Would definitely recommend to family and friends.
This is an exceptional guest house. Gary and Julie are great hosts. Nothing is too much trouble. Everything you could want. It is in a great location. High standards of cleanliness. The breakfast is amazing. It is great value for your money. Breakfast included, free Wi-Fi and parking. The tea tray has so much on it including biscuits and chocolate brownies.

Great location to beach. Had everything we needed in the property for a self-catering stay. Great to be able to park just out front. Host was 10/10 and responsive/attentive. Cheap and very cheerful. Quiet location, which was a relief from the hustle and bustle of London.
