The building and location were fantastic and a lot of thought and attention to detail have gone into both the room and shared spaces which were gorgeous. We also ate dinner in the restaurant and this was delicious using lots of local produce (just be aware the restaurant is not open every night). The property is around 5 mins from a main road so easy to get access to some of the main sites in the area, but still very peaceful.

Such a lovely welcome and atmosphere. Rooms spotless and very comfortable. Lovely quiet location just outside Norcia. Great breakfast!

Breakfast was fantastic with dairy from their own farm, fresh fruit and great italian coffee. The location is perfect, at one of the extremes of the bike path that goes through the old railroad. Attention from the Coccia family is exceptional and I highly recommend having dinner at the place. Unforgettable :)
