Breakfast was excelent. From 7:00 do 11:00. We wake up early and our boys wake up late. Everybody has fresh food and coffe. Rooms are comfortable. Kitchen has full equipment.

The property is a short walk to the centre of Livigno. Rooms are spacious, comfortable and extremely clean. Breakfast was excellent, European style cold mattress, cheeses, croissant etc. Staff are very pleasant and helpful. I can't imagine a better place to stay in Livigno for the cost. Highly recommend.

Amazing value for the Deluxe Suite, really everything is inside: fireplace, sauna, hot tub, steam bath and the overall place looks super cozy and gives an amazing Alpine feeling mixed with some Italian touch
Breakfast was good and the room was fantastic. The real standout for this stay was the spa area. Great area with hot tub, steam room and sauna. Provided robes and slippers too! The only down side is the spa is only open 2:30-7. I would come back for the spa!!
Big garage with wide gate and more than enough space in ski storage. Nice hot tube outside surrounded by snow. And sauna, the best thing after ski... 10/10. 4min drive to Ski lift with big and free parking. About 300m walk very good restaurant.
Had a fantastic stay. Enjoyed the food, dinning there almost every evening, the staff were friendly and helpful, the room was cosy and clean. Fully utilised the sauna to warm up after spending a day on the slopes. Everything is walking distance from the location. Convenient parking just outside. Zero issues with noise so had a good nights sleep. Would stay here again, we were sad to leave.
The reception was nearby and very helpful with the keys and other matters. The place is well located and big, the sauna works really really well and kitchen was well equipped. Plenty of space for 16 adults. The balconies had a lovely view and the whole place was cosy and lovely. Great storage space in each of the bedrooms.
Location is awesome. The views are breathtaking. Apartment is cosy, comfortable. Outdoor amenities like sauna, garden, outdoor table with umbrella were just fabulous. Nearest supermarket is 1 km, location is quite, far from the road. In general we have enjoyed the stay greatly and I would recommend the place to anyone.
A very nice, charming and cozy hotel. The location is very good, as it is close to both the lift and the bus stop to get to the city center. Cozy rooms, everything clean and tidy! Good breakfast, free parking. This was the best hotel of our trip and I would love to come back again and again.

The ones who prefer to be accommodated in unique, romantic location away from crowds while still in walking distance from the downtown of Livigno will love this place.
