Rooms were spacious and clean. One of the TVs didn't work properly and the front desk was a bit dismissive and didn't fix.
Good location to walk out to dinner etc.
The 2 bedroom with kitchenette was spacious with decent fridge, microwave, dining table, etc but didn't have any crockery, cutlery or mugs.

Unit #508 was old, many things were broken, unusable & unclean. Moldy bathroom, rotten flooring and trim and door handle not functioning. Fireplace unsafe with trip hazard (floor trim around the fireplace - half missing and the rest laying unattached). All sinks where missing drain stops or baskets.

Great location and cost for being so near the beach. Good rooms if you get the renovated ones. Stayed there several times. Great Mexican restaurant a block up! HOWEVER, no one on site 24/7 to ask questions and limited time when you can pick up your keys unless you make other arrangements. Also, maybe an isolated incident but they would not accept my Mastercard for some odd reason and I had to use my ATM. No directions how to use the fireplace and the "front desk" did not have any either.

This was a unique property in that there was essentially no onsite staff to help with customers' needs/issues. I've never experienced such a property, but the room rate was very good for the area. Now I know why. You get a big room, but nothing else. This is a typical California beach area...dirty, noisy, mostly uncomfortable and run down, with various and sundry "hippie-type" people coming to or leaving the beach. Their RV's...usually in very poor condition...litter the parking areas on the street and they remain there for weeks and months. Since Cal Poly San Luis Obispo is just a short freeway drive away, this area is loaded with college kids and all that that implies...both good and bad. All in all, not my cup of tea.

Beds so uncomfortable. Our backs hurt . carpet , floors, windows,screens durty . Towels has old smell. Other then the cleaniness . Love that their are no pets allowed no smell in unit . Or pet hair . The location is great. And no parties or loud music. The quiet times is definitely a plus due to our grandchildren.

Restaruant next to grover beach, expensive but delicious. free parking for beach area. You can drive your car on oceano and grover beach, but you could get stuck. Someone got hit by a car, so watch the kids. Pismo is safer, but busier and paid parking everywhere. A lot of homeless people lining the streets in travel trailers, never moving, partying. some of them tried to break in my condo, don't leave your towels or shoes out at night.

If you’re into miles upon miles of RVs, ATVs, ugly dumpy...
If you’re into miles upon miles of RVs, ATVs, ugly dumpy little town, maybe it could be the city for you but overall it’s very loud, trashy and over priced. They use the excuse that Pismo is next door to charge $300 for a Motel 6 style room at the Oceano Inn, do yourself a favor for the same amount of money- book something nice in Pismo. The Oceano Inn is disgusting, sad/mad we wasted our money staying there.

The size of the condo was great. Very well decorated, clean, supplies in kitchen was terrific. Very little to no noise, which was great, since we had the downstairs condo. Plenty of parking, even though somewhat narrow. Walking distance to the beach. It does get windy, so glasses are necessary to keep sand out of your eyes. Grounds were clean, but bare. Very short drive to Pismo Beach, Avila Beach and Arroyo Grande. Visited them all.
It was nice that we have a full kitchen, kinda like that the shower has smooth rocks for flooring, and its a walking distance to the beach (Oceano Dunes).
