Wonderful “homey” inn with a friendly staff, great breakfast and comfortable rooms. The location is great and near the marina as well as shops in Bay Shore. We spent most of our days at Robert Moses State Park for a three day beach trip. It is within a 10 minute drive.

Nothing to like old run down hotel, during our stay someone...
Nothing to like old run down hotel, during our stay someone literally opened our room door ar 2:30an and this was attempted twice again. Luckily I had put the the safety latch on door !!! Complain to hotel and staff was done and all appeared dumb founded, no credit provided for a scary situation were our safety was compromised and what hotel has repairs going on after midnight!!!!

Charming beach town with friendly people, lots of intriguing restaurants (Tula Kitchen serves perfect modern comfort foods with a fabulous array of vegetarian and vegan options, plus luscious cocktails and unique, tempting desserts), tons of historic character, and beautiful town beach. Easy drive to Fire Island.
We wanted a clean quiet room for a Long Island Sunday overnight while visiting friends nearby. It was. We wanted a good night's rest, NOT a pampered experience. I don't know where the bad reviews are from. Our room was just right: clean bathroom, clean bedding with no "crunchy" quilt, clean marble floor. New a/c unit - quiet and cool.
The house was beautiful. Our room (the Prospect) was lovely. Our bathroom was so cute and spotless. The innkeepers, Jenn and Liz should win inkeepers of the year. They were the best. We have decided that this is the best b&b experience ever for us. Truly.
Location was good for Bay Shore, half way between the marinas and the town centre so easy to walk around. Number lock system meant we were able to check in easily without bothering anyone. Breakfast was great, nice & fresh.
The house and furnishings are gorgeous. Our bed and room were amazing. Coffee was wonderful!
The location is perfect for walking into town or to the marina with many great restaurants nearby.
