Everything was great. There's a cute restaurant downstairs (both a pro and a cons), but I was able to fall asleep right away and slept like a baby. AC worked fine, there were some inclusive snacks and cold water in the mini fridge. No kitchen as such, but there is a microwave. I only failed to try the small jacuzzi and satellite TV, - didn't really have time for that.

Very nice villa and very reasonable for the price. The hosts are very nice and thoughtful. Good breakfast in the morning. The place was kept clean and huge space to walk around in the room. I will certainly use this villa again in the future!

If you have the misfortune of finding ypurself in reiti the only place you should consider staying is park hotel villa potenziani it is a magnificient stately home outside of reiti with pool and fabulous terraces and gardens. If u drop down into reiti avoid hotel.miramont it is most definitely NOT 4 star its reaching for a 2 star, a hostel would be more comfortable. The shopping is purely to reach into the tourist's pocket, the "designer" labels are suspect and do not buy the so called steve madden originals you will be sorely disappointed, the only good thing in reiti is the road out of it!

Rieti is an underrated gem of a city, small enough to feel very manageable and safe, while still offering many great restaurants and beautiful churches in a lovely natural setting, with the river and the view of the mountains. It would make a great base for exploring the surrounding Sabina region or doing some serious hiking or skiing. Also very convenient for the Franciscan sanctuaries in the surrounding hills.

Simona is a very welcoming host. She runs a big house, extra clean. The place is very quiet, what is perfect to have a good rest. Bed was super confortable. Foreign travellers are more than welcome. In case you don't want or can't go to Rieti to have diner, there's a good restaurant 200m from the house. Simona will call to book your table.
Amazing view from our top floor room in this lovely old villa 3 kms out of Rieti ( and which only lets 6 rooms ( I think)). Lovely continental breakfast. Very gracious hostess.
