The location of the hotel was suprisingly good. It wasn't an industrial parc as feared due to the low price and has a very good public transport connection to Rouen City.
The people from the hotel were really kind, even with low french knowledge and they tried their best to make the stay comfortable. The room was really small, but with everything you needed - cabrio room with shower and toilet included.
The breakfest was also very small, but for us enough.
The instruction were in french - english and polnish - so thumps up.

You can't beat the price BUT:
If you are a family looking for a quick stop over and you are not well-travelled/ have small children, then I'd go for the Ace Hotel in parc expositions instead.
If you are a seasoned male solo traveller, or looking for somewhere for you and a bottle of whiskey to hunker down and give up on life, then stay here.
Having said that, we're valley Welsh, so along with the several Dutch families alongside us, we coped fine.
The hotel is located behind a car wash, which is not in operation at night, about 5 kilometers from the city center of Rouen. There is ample parking and good public transport, particularly via the T4 bus. My room was 3.6 meters long, 2.6 meters wide and 2.5 meters high. A smaller window faced outwards. As the room was rather cheap by French standards, I found the price-performance ratio to be satisfactory. Some restaurants in the neighbourhood.
We have stayed at this hotel previously. It is reasonably priced and a relatively short drive from Calais so good for travelling in Northern France. Even though these are budget rooms we get a good night's sleep with 2 adults and 2 dogs in the room. We expect to use the hotel again in the future.
Room was clean and comfy, great shower. Bed was huge, but a little hard for my liking. Great location for travelling to the port as an overnight stop and easy access to a lovely Italian restaurant (2 min walk from hotel) among others. Good price.
