Making a booking without breakfast was not possible.
The ability to send a query to the property was somewhat difficult. I there was no reply to the first and second attempts to cancel breakfast and book dinner.

Twelve on Albert is close to town, beautifully presented and peaceful. Had a wonderful experience staying overnight. Wish it was longer. The luxury and presentation of the rooms seems like no expense was spared on the furnishings. My room opened up to the garden so having my morning plunger coffee sitting in the cane chairs under cover on a rainy morning was bliss.
