the owners were very friendly and helpful, the room very clean, comfortable beds. we had the room facing the road but traffic slowed at night and had a good nights sleep.

Sam is a wonderful host, friendly , helpful and professional. The rooms are well appointed, very clean with comfortable beds. The choice and quality of food at breakfast is exceptional.
It is an easy walk into Perth, crossing the beautiful river by either of the bridges and gives quick access to a range of good restaurants. Our two favourite are Breizh, the Breton restaurant and Mai Ping,the Thai one.
