When you stay here you will understand the 9+ to 10 rating - it is superb and wonderful value.
The room was large, clean and comfortable, and the balcony was a fabulous bonus - great view almost to the coast (photo).

For travellers who enjoy beauty in the simple things, a bed and breakfast (B&B) is the perfect place for a getaway. Hosts welcome guests into their homes and provide a private room and complimentary breakfast. Bathrooms may be shared by other guests, and there is often shared space with the host.
Excellent location and private car park was a bonus. Friendly staff and a superb cooked to order breakfast. Room was on the top floor and was very quiet and comfortable. The bathroom was huge, it had obviously been converted from another bedrooom at some point. Overall we were very happy with our stay.
Staff were very friendly and helpful. Clean, spacious room, comfy bed and the hotel is in a great location. Was nice and quiet through the night although warm, there was a small desk fan to help keep us cool.

The location is very central with private parking ,we received a warm welcome and were shown to our room .The room was big, bright, very clean and comfortable, and quiet, just what was required for a chill out two night stay.
Excellent breakfast and the location could not have been better with the town , Montrose Basin , and the beach all within walking distance. Having off-road parking was a bonus and although some have commented that exiting from the car park is hazardous we did not find that a problem. The road is wide, straight and very quiet.
It was immaculately clean and tidy. A quiet location, parking was right outside, had its own private outside space and it was very well presented throughout. Good location for exploring Montrose, it had everything we needed for our stay.
The room was elegant and quiet, with a peaceful view straight on to the links golf course.
We had a separate (private) bathroom which suited us fine.
The omelette at breakfast was perfect -piping hot and big.
The owner was quietly friendly, welcoming and relaxed.
