Very warm welcome by the hosts. Excellent, plentiful and delicious breakfast. Very spacious apartment with an upmarket, boutique feel. The bedroom-bathroom- living space is all open plan, with a separate dining space near the entrance. Very comfortable bed. The house was quite spacious, very comfy couches on the living room and kitchen was well equipped. Having a toilet in the ground floor was helpful with a large group booking.
Location is a quiet side street so you don't get any traffic noise. 15min walk to the city centre, about 5min drive.
The flat was very clean, quite new and very well equipped. It had everything we needed, very much appreciated. It was very comfortable and quiet. We also liked all the information that Geert our host had left on the table, to visit places nearby.

Rooms were very modern, quiet and clean. Unfortunately the groundfloor was currently being renovated and the entrance looked very cheap. The quality of the breakfast was good (fresh fruits, all kinds of bread/croissants/etc, fresh waffles. No fresh orange juice. Breakfast room very hot, no windows (also being renovated).

We loved our stay at this cosy bed and breakfast in central Ypres! It is close to the station and to the city center, but on a nice quiet street. The room was comfortable and well-equipped with everything you could need for a short stay. Breakfast was truly outstanding (coffee and tea, pastries, bread rolls, cereal, yogurt, toast and eggs, homemade jam…) and served on the landing outside the room, which was really convenient. Highly recommend @Cocoon!
