Exceeded expectations. Large size room ( we booked a single room for a couple). Very clean and modern. Towels were larger than the usual small size for a Japanese hotel stay.
Hotel is located across the road from the station/ take underpass outside station (next to information building) to cross the road.
Very friendly staff. Little English but enough to be able to communicate effectively.
Matsue Castle within walking distance - fairly flat although you can take the no. 7 bus from the bus depot outside the train station.

Room is as described, kitchen can be used, parking is available, we could sleep very well on our futon beds. What else do you need? :)
Owner is a great guy. He gave us tips for good cafés and other interesting places in Matsue to visit. Location is very convenient, just few minutes from Matsue castle and rental bikes are also available. Guest house itself was very clean, cosy and well equipped.
