The room is more spacious than we expect and it has all amenities that we need. The location is great, a lot of good restaurants nearby, 10-15 minutes walking to shopping centre and Gion districts. We really enjoyed our stay here.

Kaikoan was a fabulous discovery. Tucked down a narrow lane it reveals itself like a secret which makes arriving there super special. Saved from the wreckers ball, this 150 year old townhouse is one of 5 adjoining residences that have been restored to meet modern requirements without destroying the historic integrity of the building.
The beds are super comfortable although up very steep stairs which meant we didn’t even attempt to take our luggage up. There was also a choice of pillows which was great. The staff are very friendly and helpful and add a lot to the enjoyment of staying here. The location is in a quiet local neighbourhood but close to many attractions, good restaurants and public transport.
We would highly recommend staying here if you want to experience authentic Kyoto.

Hidden gem in prime location. Very spacious room with all amenities provided. Host was very responsive and even recommended a breakfast location as we are needed a nearby location which opens early. Will definitely stay again!

the room feels more like a small apartment, lovingly decorated in traditional style and colours. The whole hotel smells of sandalwood which I really appreciated. the free Manga rental library contains books in English, excellent idea! the location is amazing, close to Gion and many other temples and shrines. All instructions provided by the hotel when I booked were very clear and easy to follow. I extended our stay in Kyoto because I was impressed with this hotel. thank you

It is a small well equipped studio apartment. Has a nice kitchenette, washing machine and excellent bathroom that doubles as a drier. Comfortable bed. Very good for extended stay. Located on the North boundary of Gion, so you can walk to many places. A bus stop is very close and the metro station just a few minutes away.
The apartment is in a quiet, residential neighborhood. It's fairly spacious, and perfect for a short stay. It's not super well connected in terms of getting to main Kyoto sites, but you can walk to the awesome Umekoji park which my kids absolutely love - amazing for water play & the cafe next to the playground is great too. If you want to experience a normal neighbourhood, this is a great way to do it. Toji temple is really close - the monthly (?) flea market there is definitely worth exploring.
Not far from the Gion District and nice temples. Very comfortable clean modern apartment. Hassan at the reception office went over and above helping us with local knowledge. Give that guy a raise!!
The residence is not far from the railway station (a 15 minute walk) and near the Gojo subway station. It is close to two main temples, in a area with few eateries (more places to eat and restaurants are at the station), a supermarket is few steps away. Our top floor apartment was the right choice for a short stay. It had a balcony facing a busy road (but no traffic noise with windows closed).
The staff was always smiling and really helpful in a couple of occasions.
