Overall experience staying at Hotel Route tskuba was very good
The room was very clean and mattress was extremely comfortable
The breakfast was awesome everyday a different menu (l even had curry for breakfast once)
All I would say is the location is the only detriment as it is a bit of a walk from tskuba centre and the nearest
Convenience store is a good 10 min walk from the hotel
But I shall reiterate overall a very good stay at this hotel

Tabist Tsukuba Sky Hotel should improve their room quality and also room service. There is no daily room cleaning service. I stayed in Tokyo at only 8,000 yen per day (in Remm Hibiya hotel). Their room service was awesome and room structure was also very beautiful. Even though it was small, but properly arranged. In Tsukuba Sky hotel, they took very high price with low quality room and poor room service. Sorry to say.
The hotel was like I expected it. I booked really last minute and everything went well. The staff was really friendly. The hotel is old but the room is clean. The breakfast was enough.
It is a walk from the station but actually doable. To the hotel I took a taxi from Tsukuba station, but in the morning I opted to walk and it took about 20 minutes.
The hotel has an onsite onsen, I had no idea when I booked it so it was a really nice surprise.
The staff were very friendly and helpful. There is coin laundry available and lots of vending machines. It is very close to the Kenkyu-Kakuen station and many restaurants and bars as well as the large shopping mall.

Room was exceptionally clean. Bed was comfortable. Shower and bath were very nice.
I had missed that it was "Japanese breakfast only" (i.e. with fish and amenities) but each morning I enjoyed the whole set - and I don't even like fish ;-)
